The appraisal report on the property that you are purchasing has been ordered. Please know, if this is a purchase transaction, you do not need to be present for the appraisal to occur – in fact, due to Appraiser Independence rules, it is preferable if you are NOT present. This ensures the appraiser is not influenced by anyone who has an interest in the transaction which includes you, any real estate professionals involved as well as me and my staff. This is also why no one can choose a specific appraiser anymore.
If this is a refinance, please be on the lookout for an appraiser to contact you to gain access to the property. And while the appraiser is there, please let them know any upgrades have been done, but please refrain from discussing potential value.
Once the appraisal has been returned, I’ll be in touch to send you a copy and go over the results.
